What will a buyer's inspector find?
A buyer's inspector will look at the same roof, footings, wet areas and sub-floor that we do. The difference is who sees the report first. If you already know what is there, nothing found on inspection day can be used to reopen the price.
What should I fix before listing?
Not everything is worth fixing. We separate the items that genuinely affect value or safety from the items a buyer will simply note and move past, so you spend money only where it changes the result.
What will it cost me if I do nothing?
Issues found during a buyer's cooling off period are negotiated under time pressure, and usually at more than the cost of the repair. Finding them early keeps that conversation in your hands.
How the service works
The pre-listing building inspection runs in two stages. Most vendors start with stage one and decide on stage two once they have the report in front of them.

A full visual assessment of the property before it goes to market, with a written vendor building report. You get a plain-language list of what is there, what matters, and what a buyer's inspector is likely to raise.

Stage two: rectification and re-check
If you choose to carry out repairs, we can scope the work, arrange qualified trades, and re-check the completed items so your report reflects the property as it will be sold.
What the vendor report covers
- Roof covering, flashings and visible roof structure
- External walls, footings and evidence of movement
- Wet areas, waterproofing indicators and visible damp
- Sub-floor and roof space where safely accessible
- A prioritised list separating value items from minor items
